🏡BUYERS DON’T PAY!

As a buyer, if you do not have a Realtor, you are truly missing out on FREE representation!

A lot of people are unaware of the fact that the buyers DO NOT pay for their agent when they are represented in a real estate transaction; the SELLER pays for it!

So, long story short, if you are looking to buy or build a home and do not have somebody that you are working with, you truly need to find an agent that you trust to help you through the process and make sure that you get everything that you want and need with your new home.

There is a small fee usually that the buyer will pay to the broker of the agent (the place that they hang their license), but not the agent herself or himself. That fee will range depending on what brokerage it is (ours is $425), but is absolutely worth it for all that you get back and believe me when I tell you that you will lose a lot more than $400 on the deal that you paid more for a property on because you weren’t represented by a knowledgeable professional.

Additionally, the entire buying process is very extensive and it is essential to know that everything on the buyer’s end is met from the offer, to the inspection, to the negotiations, and everything else that is involved.

When you are choosing your agent, make sure he/she is somebody that you can see yourself spending many hours with as you search for homes and have ongoing communication with…. and someone that you can talk to, confide in, and know that your best interest is what he/she is working so very hard for.

Another misunderstanding, so-to-say, is that if you choose to build a home, you don’t need an agent. That could not be more FALSE! Even if you are building a new home, a buyers agent is essential to assure that you are getting everything out of that new purchase. The builder will be responsible for paying the buyers agent, NOT YOU, so you literally have nothing to lose and so much to gain in assuring that your new home is built correctly, the process runs smoothly, and someone has YOUR back because, let’s be honest, the builder is obviously going to protect them self and the agent that represents them is going to protect the building process and that side of the transaction (what he/she is supposed to be doing). That doesn’t mean that the buyer’s wishes are being met/protected…AND the cost of an agent is factored into the cost estimates for builders, so take advantage of someone being there for YOU.

BOTTOM LINE; get an agent! 👌🏼
